Central Air Conditioning Installation: What to Expect as a PNW Homeowner

Most Portland-area homes were built when summer heat was a two-week inconvenience, not a seasonal reality. The Assessment and Load Calculation

A reputable installation begins before any equipment is ordered. A technician should walk your entire home and perform a load calculation — a systematic accounting of how much heat your house accumulates on a hot afternoon. This calculation accounts for square footage, ceiling height, window area and orientation, insulation values, and household occupancy. Refrigerant lines run from that coil to the outdoor condenser. The technician will evaluate your existing ductwork for leakage and sizing; ducts that work adequately for heating may be undersized for cooling, since cooling requires more airflow. The Installation Sequence

**Indoor coil installation.** The evaporator coil is fitted to the plenum above or below the furnace. Sheet metal work ensures a tight, sealed connection — gaps here reduce efficiency and can affect air quality.

**Refrigerant line installation.** Copper lines — one insulated suction line and one liquid line — run from the indoor coil to the outdoor condenser. Lines should be routed carefully and secured at intervals to prevent vibration noise.

**Electrical work.** The condenser requires a dedicated circuit from your electrical panel, with a disconnect box installed near the unit. This work is typically permitted and inspected separately.

**Evacuation and charging.** Before refrigerant is introduced, the technician uses a vacuum pump to evacuate the lines completely, removing air and moisture that would degrade performance. This step should hold vacuum for a meaningful period before the technician proceeds — rushing past evacuation is one of the clearest signs of a careless installation. Refrigerant is then weighed in to the manufacturer's specification for the line set length.

**Commissioning.** The technician starts the system, verifies temperatures at supply registers, checks refrigerant measurements, confirms thermostat wiring, and inspects for leaks.

Permits and Condenser Siting in Oregon

In Oregon, HVAC installation typically requires a mechanical permit; the electrical portion requires a separate electrical permit. Your contractor should pull these permits — if they suggest skipping permitting, treat that as a warning sign. Inspection protects you and matters if you ever sell the home.

For condenser placement, several factors matter beyond clearance. Unit noise is audible, so placing the condenser outside a bedroom window creates an avoidable nuisance. Partial afternoon shade can improve efficiency on hot days, though the unit needs adequate airflow on all sides. The condenser should sit above grade-level drainage to avoid water pooling, and away from areas where dried grass or airborne debris collects — increasingly relevant in western Oregon during summer fire conditions.

Signs of a Quality Installation

A well-done job looks clean: refrigerant lines are neatly run and insulated to the connection point, the plenum connection is sealed with mastic or foil tape rather than left gapped, and the electrical work is tidy. The technician documents the refrigerant charge and commissioning measurements, and supply air temperatures are verified at multiple registers rather than assumed from equipment specs.
